How much a Master bed room cost?

We are three room mates. We are moving to a three bed and two bath room appartment. Two of us share one bath room while the master bed room has its own bath. Now we face a problem on how to allocate the cost for the mster bed room cost. In other words, what percentage of the total rental payment you recommend for the master bed room ?

Easy -
Master bedroom 40% of rent
1st other bedroom 30%
2nd other bedroom 30%

This would be fair, without charging the whole 50% for only the other bathroom.

note: When making decisions such as this, let one party set the price and the other parties choose which bid they want. They should be able to buy it or sell it and be satisified. One person divides the fruit and the other person chooses which division he wants.
