There are some relatively new and exciting developments in the copper metal roofing and in particular the re-roofing industry, including discounts for homeowners who choose to harden their homes against wind damage by using products and methods to do just that. First of which is self sealing underlayment or peel and stick under the roof shingles/tile or metal.

These roof products seals themselves around nails driven in them to hold the roof coverings. In the event of blow-offs, the product will keep the home protected from water intrusion. Then re-nailing is now required by the State of Florida of your sheathing and decking, helping protect your roofs structure. The third strengthening method is improving the roof to wall connections: Installing metal connectors from the top of the wall to the sides of each roof truss or framing member. Homeowner insurance policy discounts can be gained with each of these methods when combined with existing architectural features providing peace of mind during hurricane season.

Some aluminum roofing material manufacturers are offering 130 mile per hour rated roof shingles. Also, adhesive foam application of cement tile has a prescribed method for a 150 mile per hour wind warranty. With the cost of homeowner’s insurance rising steadily, taking advantage of these discounts is an excellent choice.

Maximizing ventilation in the roof system is a wise money savings choice. There are two ways to accomplish this, first: When re-roofing, the roof contractor should adequately ventilate the roof system, either by using roof ridge vents or traditional electric or solar powered exhaust fans. Secondly, making sure the eaves of the structure are properly ventilated using either vented soffit material, or, if there is no roof vents, powered soffit mounted exhaust fans are available. Over time, the savings on electricity costs can be quite substantial, while the initial installation costs would be recouped in a relatively short time span.

Other newer developments in the industry are advances in materials used for roof coverings, such as thermoplastic or “TPO” roof coverings. These products have traditionally been used for commercial applications, but are now finding their way into the residential re-roofing market. The warranties included with these products exceed that of the traditional asphalt roof shingles. Also, there is greater ease of installation using several different methods of application, including self adhering, heat welding and mechanically fastened. These products are bright white in color providing maximum reflective capability with greatly increased energy savings.

All these roof vent choices are available to the informed consumer and should be presented in detail by a licensed Roofing Contractor.
